Ayamonte Looks to the River

As part of EDUSI (Strategy for development of sustainable urban areas), Ayamonte has launched it own project called “Ayamonte Mira Al Río”.

Europe is one of the most urbanized continents with more than two thirds of the population living in towns or cities. Under the plan Europe 2020, of which Spain has been allocated one billion euros, towns with a population of over 20,000 can apply for grants of up to five million euro to reactivate urban areas.

Ayamonte Town Hall presented the project Ayamonte Looks to the River in the Tourism Fair (FITUR) held in Madrid at end of January 2019. The Project has a budget of 2.2 million euro and was designed by architects Camilo Silva Nieto, Paloma Ogayar lechuga and Technical architect Rafael Luna Gonzalez.

An additional 1,130 metres of bicycle lane will be added to ever expanding network of cycling lanes in Ayamonte. Three different areas along the banks of the River Guadiana will be made into sloping bays for easy access to the water and for sports like canoeing, kitesurfing, sailing and windsurfing. A promenade will run parallel to the bicycle lane and connect Ayamonte fishing port all the way along Muelle de Portugal along Castro Marin street and connecting to Ronda de Felipe IV. Children’s parks, gardens with benches will also be created and parking spaces redistributed in the area.

Old warehouses which up until the beginning of this century housed some of the canning industry factories will be demolished as will the surrounding walls which are currently in a state of disrepair. There will be an area of 1240 square metres which will be adapted so dog owners can take their pets.

Detea S.A a construction company founded in Seville in 1988 have been selected at the company to carry out the project which will see work start in Spring of this year.

Jack Nicklaus visits Monte Rei

Monte Rei welcomed Jack Nicklaus to Monte Rei in July, rounding off a landmark month for the club. Mr Nicklaus spent two days at Monte Rei, working with the team responsible for designing and developing the new South Course which will open in 2021, as well as reviewing the 12-year-old and award-winning North Course.

Mr Nicklaus was very impressed by both the maturity and quality of the North Course, and the huge possibilities that the South Course offers, saying:

“Monte Rei really is a jewel! The North Course has matured over time and is a hugely impressive course now. I’m obviously very proud of it as you didn’t hire me to design a signature hole, you wanted me to design 18 signature holes, and that’s what we tried to do.”

“And with the South Course, we will create something new and distinct from the North Course, but consistent with my design philosophy. We will try to create enough variety that they love the variety, and like both golf courses. The two courses will complement each other and continue to further Monte Rei’s reputation as one of the best golf resorts in Europe.”

New Mortgage Laws in Spain

Also known as the Housing Credit Law, it should greatly diversify what is on offer for homebuyers while providing better protections

SPAIN’S new Mortgage Law officially came into effect June 2019 after more than three years of delays and controversy. 

Also known as the Housing Credit Law, it should greatly diversify what is on offer for homebuyers while providing better protections. 

So what’s so good about the new law? 

The costs of a mortgage are now shared in a fairer way, with the banks obliged to pay for the tax, notary, land registry and gestoria fees.

There are also caps on what can be charged for repaying the mortgage early.

Meanwhile banks are required to be more transparent and ensure clients know the detail of their loans before signing. 

One of the less well thought out stipulations, however, is the requirement for the borrower to go to the notary to take a test 10 days before completion. 

This is clearly unworkable for most non-resident clients and, in practice, it is often being left to lawyers to do this on behalf of the client using their power-of-attorney. 

Additionally, the new law is making it harder for banks to foreclose on homes. 

Lenders can only foreclose if the customer owes 12 months or 3% of the mortgage in the first half of the loan term – before, it was only three months – and is extended to 15 months or 7% of the debt in the second half.

However, it is important to understand that any late payment can have an adverse impact on the individual’s credit score and severely compromise the ability to obtain credit again in the future. 

The law is not retroactive so the new norms will not be applied to mortgages agreed before it came into effect. Despite this, those already with mortgages could benefit from the changes in the law when renovating or subrogating their loan.

The new legislation should reopen the mortgage market after months of uncertainty.
